What is Loka and how is it different from OLX or Airbnb?
Loka is a rental platform where the entire process from booking to check-out is fully digital and legally protected. The key difference: contracts are signed with a Qualified Electronic Signature (QES), and money is held in an escrow smart contract and paid to the owner only after confirmed check-in. Neither the tenant nor the owner can withdraw funds without fulfilling the agreement terms.

Who can use Loka?
Any individual or legal entity — either as a tenant (Client) or a property owner (Owner). You need a Telegram account and identity verification (KYC). Owners additionally provide a document proving property ownership.

How much does the platform cost?
Tenants use the platform for free. Owners pay a 5% commission on the rent amount after each successfully completed deal. There are no hidden fees.

Is it safe to share my data for verification?
Verification (KYC) is done through a specialized partner service. The platform does not store document copies directly — only confirmation of verification and the user ID. Data processing is governed by the Privacy Policy and Ukrainian law.

What currency is payment made in?
Payment is made in USDT — a stablecoin pegged to the US dollar — on the TON blockchain. The UAH equivalent is shown in the app for convenience but is only a reference. Owners can convert USDT to UAH independently through any exchange service.

What is escrow and why is it needed?
Escrow is a neutral 'safe' where money goes after payment. Neither you nor the owner can withdraw it without fulfilling the conditions. Funds transfer to the owner automatically 24 hours after confirmed check-in. If a dispute arises — funds are frozen until it is resolved. This protects both parties.

What is a smart contract and is it reliable?
A smart contract is a program on the TON blockchain that automatically executes the agreement terms without human involvement. The code cannot be changed after deployment, all transactions are public and verifiable. This means: no one — not even the Loka team — can manually move your funds.

How does the owner receive payment?
Once the client confirms check-in (or the system confirms automatically at 23:59 on move-in day), a 24-hour timer starts. If there are no disputes — funds are automatically sent to the owner's TON wallet. Converting to UAH is done independently through an exchange service.

Is the Loka commission refunded on cancellation?
In most cases — no, as the commission is charged for access to the service. Exception: if check-in did not happen due to the owner's fault (e.g., refusing to hand over keys or a mismatch with the listing description). In that case, the commission may be refunded following a review.

What is QES and is the contract legally valid?
QES — Qualified Electronic Signature — is equivalent to a handwritten signature under Ukrainian law (via Diia.Sign or Vchasno). A rental agreement signed with QES by both parties is a full legal document that can be used in court.

The platform automatically generates a rental agreement and transfer act based on the listing data (address, cost, deposit, terms, inventory). The contract is first signed by the owner, then the client. Both receive a PDF with two QES signatures in the 'Documents' section.

What happens if one party does not sign the contract in time?
24 hours are given for signing. If the owner does not sign — the deal is automatically cancelled. If the client does not sign and pay within 24 hours after the owner's signature — also auto-cancellation. No penalties, the deal simply does not happen.

How does check-in work?
On move-in day, the client taps 'Check-in successful' in the app, adds photos of the apartment's condition and meter readings (if any). This starts the 24-hour payment timer for the owner. If the client has not done this by 23:59 — the system confirms check-in automatically.

Why photograph the apartment at check-in?
Photos document the condition of the property at the time of move-in and serve as evidence in any disputes about damage. It is recommended to photograph all rooms, appliances, and visible defects. Without photos, proving your case in a dispute is significantly harder.

On move-out day, the client fills in the return act: adds photos, meter readings, comments or marks 'no issues', and signs with QES. The owner reviews and also signs. After that, the deposit is returned to the client. If the owner is silent for 24 hours — the act is considered confirmed automatically.

What to do if the apartment does not match the description?
After check-in you have 24 hours to report a critical issue via the 'Dispute' button. Funds are frozen until the situation is resolved. The support team reviews materials from both sides and makes a decision on payment.

What happens to the deposit at check-out?
If both parties signed the act without remarks — the deposit is automatically returned to the client. If the owner reported damage — the deposit is frozen until the dispute is resolved by the support team based on photos and documents from both sides.

Is Loka an arbitrator in disputes between parties?
Loka provides a technical tool for recording facts and can freeze/unfreeze funds based on the review outcome. However, Loka is not a party to the rental agreement and is not responsible for the actions of the owner or client. Legal disputes are resolved under Ukrainian law.
